Linn Valley Lakes is located approximately 30 miles south of Kansas City/Overland Park in Linn County. Linn Valley Lakes is a city within itself. INFORMATION REGARDING LINN VALLEY LAKES AND THE PROPERTY OWNERS ASSOCIATION
There are 3 different types of lots in the subdivision. This lot is considered a Buildable Lot. Buildable Lots average 70'X120' and are restricted to permanent living structures of double-wide modular homes, prefabricated or conventional built homes with a minimum of 600 square feet of interior living space. A camper, mobile home, tent or recreational vehicle may be placed on a temporary basis only, provided it is used for camping purposes and occupied by the lot owner. Please see the property owner's association information guide for all restrictions. You will need to obtain this directly from Linn Valley Lakes. Zoning is residential and the lots can be used for multiple uses as long as you adhere to the required setbacks from the property lines and minimum structure size. The requirements for the setbacks from the property lines are 25 feet along the road front and ten feet on all other sides. The lots are insurable through a local abstract company. I will be happy to pass along the name. Roads are through the entire subdivision. Power and phone are through much of the subdivision. High speed internet service (DSL) is available in most areas. Water is serviced by 2 different water sources and you must install water holding tanks. Sewage requires holding tanks and collection services are provided by the association as well for a fee.
Linn Valley Lakes has a Property Owners Association (POA) set up to help assist in the cost of maintaining the private community. Annual fees are $300.00 plus, per year and billed each January. The fees are used for maintenance operations and upkeep of all facilities, including the golf course. The buyer will need to bring in a copy of the recorded deed to the office where they will receive a gate card and copies of the bylaws.
There are 7 lakes in the subdivision. Boats up to 22 feet (30 feet if a pontoon boat) are permitted on the big lakes with up to 160 horsepower. You are allowed fast moving boats, boats towing skiers, and personal water craft as long as you stay at least 100 feet from the shore line and the docks except while launching and docking. You can water-ski from 9:00 AM to sundown!
